Heating a hall is a serious cost line – and part of it escapes unnoticed

At Hungarian business gas prices (net, 9 October 2026 basis: about HUF 40.4 per kWh, range 32.1–56.9), heating a 2,400 m² older panel-clad warehouse costs about HUF 7.5 million per season in our worked example. Failed dock seals, tired door gaskets, open panel joints and wet roof insulation take a share of that bill straight outdoors – and from the outside you can see almost none of it.

03 / How it works

Three steps from quote to report

A thermal survey is only reliable when the indoor–outdoor temperature difference is large and the sun is not heating the structure. That is why we work in the evening and before dawn, during the heating season.

  1. Step 1: Night survey

    On an agreed night we take thermal images and photo pairs inside and outside, recording the conditions. If the weather fails, we reschedule free of charge (up to 2 times).

    Images are registered onto a 3D model of the building. Our building-services practitioner and mechatronics engineer identify the defects, estimate their losses and rank the repairs.

The fault-free hall costs HUF 7,540,000 per season to heat in the model (HUF 5,990,000 – HUF 10,600,000).

With a minor defect level usually one item – here the door seal – pays back quickly. We tell you that too: the report also says what is not worth fixing.

The survey price in this example is HUF 489,000 + VAT (list price), or HUF 275,000 + VAT under the pioneer programme. Savings only materialise if the repairs are carried out; the survey alone saves no energy.

What most people ask

When can the survey be done?
During the heating season, roughly late October to March, when the indoor–outdoor temperature difference is at least 10 K (15 K is better), wind is light, it is not raining and the facade has not had sun for hours. That is why we work in the evening and before dawn.
Does production have to stop?
Usually not. Heating runs as normal during the survey and we only need access for the interior images. We agree the walk-round with management in advance, including who and what may appear in the images.
How accurate are the HUF figures?
They are model-based estimates: we measure the size of the defect and calculate its loss with known physical formulas and your energy price. The uncertainty of a single item is typically ±30–50%, so we always give a range. Not a guarantee.
How long is the payback?
It differs by item: a door seal pays back in months, a wet roof in years. The report ranks items by payback and tells you what is not worth fixing. Payback only happens if the repair is carried out.
How is this different from an energy certificate or an audit?
An energy performance certificate, an audit and the mandatory electrical or fire-safety inspections prove legal compliance and require formal authorisation. We look for where the loss is and what it costs. The two complement each other; neither replaces the other.
