Warehouse · logistics hall

Where does your warehouse's heating escape – and what does it cost?

Most of a warehouse's heat loss happens in a few places you can pin down: dock doors, sectional doors, panel joints and the roof ridge. A night-time thermal survey finds them, puts a HUF figure on each per heating season, and shows what to fix first.
  • Night-time survey, no disruption to loading
  • Report within 10 working days
  • Pilot price: HUF 275,000 + VAT

01 / The situation

Where does heat leave a warehouse?

  • 01

    Docks and doors

Dock seals get compressed and torn, the bottom rubber of a sectional door wears away. The gap goes unnoticed in daily traffic, but it shows up on the gas bill every winter.

  • 02

    Panel joints, ridge

In a sandwich-panel hall the heat is not lost through the panel itself but through the joints, the ridge and the rooflight perimeters. They are barely visible to the eye and obvious on a thermal image.

  • 03

    Wet roof insulation

A patch of soaked insulation transmits several times more heat than intact panel. It is invisible by day and shows up after sunset as the roof cools.

02 / What we typically find

What we typically find

Typical items in this type of facility. Which of them exist in your building is what the survey shows: we do not promise defects.

  • Dock seals and head curtains

Compressed side pads, a damaged head curtain, a gap left open between trailer and hall.

  • Sectional door seals

Missing bottom rubber, worn side and top seals. Often the cheapest item to fix.

  • Wall-panel joints

Open panel joints where hall air leaks through the cladding.

  • Roof ridge, rooflight perimeters

Long, narrow gaps at the highest point, where the stack effect is strongest.

  • Wet roof insulation

Soaked patches around drains and roof penetrations.

  • Column bases, eaves line

Thermal bridges where the structure conducts the cold in. They rarely pay back fastest, so they go to the end of the list.

03 / Worked example

Example, October 2026 prices Estimate

The example: Warehouse / logistics hall. 60 x 40 m, 9 m high, sandwich-panel walls and roof (older, U ~ 0.35), 16 C, gas radiant-tube heating, 4 dock doors + 2 sectional doors, Nyiregyhaza area. Medium case: 3 dock seals faulty, 2 sectional doors with worn seals, 35 m of failed wall-panel joint, 35 m2 wet roof insulation, 45 m eaves / slab-edge thermal-bridge run.

A Wall-panel joints open (35 m x 2 mm) ≈ HUF 270,000/season ≈ HUF 160,000 ≈7 mo
B Sectional door 1: worn perimeter seals (17 m x 8 mm) ≈ HUF 43,000/season ≈ HUF 90,000 ≈25 mo
B Sectional door 2: worn perimeter seals (17 m x 8 mm) ≈ HUF 43,000/season ≈ HUF 90,000 ≈25 mo

Heating cost of the fault-free baseline: ≈ HUF 7,500,000/season; the defects of the medium case add 7.6%.

Energy price basis: Hungarian business gas, net, 9 October 2026: central 40.4 Ft/kWh, range 32.1–56.9 Ft/kWh. The forward curve implies lower prices in the following years.

Our recommendation

What fits a warehouse?

For a 1,000–2,500 m² warehouse the 3D package is usually the right one: the 3D model shows which dock, which row of panels and which roof section loses the most. A smaller site may be fine with the Quick diagnostic.

  • Drone roof survey as an add-on: HUF 110,000 + VAT, where airspace and permits allow
  • Electrical cabinet screening: HUF 12,000 per cabinet with a package

What we ask in return

  • Written consent to an anonymised case study (sector, size band, region; no name, logo or address). You approve the final text.
  • A 30-minute feedback interview, and a follow-up call after six months on which fixes were done.

Same scope and quality as a list-price order. The price does not depend on what you say in the feedback.

05 / How it works

Three steps from quote to fix list

  1. Step 1: Briefing and quote

We ask about size, heating or cooling system and energy price. You get a fixed written quote.

    1 working day

  2. Step 2: Night-time survey

We survey in the heating season, after sunset. Exterior images are taken at night; the inside of docks and doors needs a short visit. We do not block loading and fit the time to your shift pattern.

    on site

  3. Step 3: Report and walkthrough

PDF report: for each item the location, likely cause, estimated loss with a range, fix suggestion and priority. Raw files and a walkthrough.

    10 working days

06 / Common questions

What people usually ask

When and how is the survey done?
In the heating season, at least 4 hours after sunset or before dawn, when the facade is out of the sun, the indoor–outdoor temperature difference is at least 10 K, the wind is light and surfaces are dry. If a night is unsuitable, we reschedule free of charge (up to 2 times).
Do we have to stop operations?
No. The exterior survey is done at night and the interior needs a short visit. We do not block loading.
How much can we save?
We do not promise that. For every item the report gives an estimated loss in HUF per season with a range, a fix cost band and a payback. The example figures above rest on model assumptions.

07 / Honest limits

What we do not do

  • A thermal camera shows surface temperature, not the inside of the insulation: we estimate losses from the visible differences.
  • With a closed roof build-up, moisture only shows indirectly through the surface temperature. The exact cause of a wet patch is worth checking on site before repair.
  • Savings only materialise if the fixes are carried out. We do not guarantee them.
