What facility managers usually ask

Timing and how the survey works
When can the survey be done?
During the heating season, roughly late October to March, when the indoor–outdoor temperature difference is at least 10 K (15 K is better), wind is below 5 m/s, it is not raining, surfaces are dry and the facade has had no sun for hours – in practice at least 4 hours after sunset or before dawn. Heating must have run stably for at least 24 hours. In summer we can survey roofs, PV, electrical cabinets and cold stores.
What if the weather is wrong on the night?
We reschedule free of charge (up to 2 times [confirm]). We do not survey in poor conditions, because that would give misleading results – which is in your interest too.
Does production have to stop? Will it disturb operations?
Usually not. Heating runs as normal and we only need access for the interior images. We agree the walk-round and timing in advance so we do not get in the way of production, storage or traffic.
How long does the work on site take?
For a smaller hall typically one evening/night; for a larger or multi-building site, two. We state the exact time in the quote. The report is delivered within 10 working days of the survey (express: 5 working days, +20%).
What do we need to prepare?
Access to the interior spaces, stable heating the day before, and a contact who knows the facility. Areas in front of doors, docks and racking should be reachable. We settle the rest in the quote and a short call beforehand.
What about staff and privacy?
People can appear in thermal images, so we take interior images during quiet periods after shift change where possible, we do not photograph people, and if someone does appear we mask them before the report. The images fall under a non-disclosure agreement if you want one. Data handling is covered in our privacy notice.
Do you use a drone?
Where airspace and permits allow, yes, for roofs and PV (as a separate package or add-on). Not every site can be flown at every time; we clarify this in the quote. Building heat-loss surveys are done with a ground-based thermal camera and a 3D model.

Price, accuracy and payback
How much does it cost?
The Quick diagnostic starts at HUF 190,000 + VAT and the 3D package at HUF 390,000 + VAT; the price depends on heated floor area, not on how many defects are found. Travel is free up to 40 km. The full price list and example quotes: Pricing.
How accurate are the HUF figures?
They are model-based estimates, not measurements: we measure the location and size of a defect and calculate its loss with known physical formulas and your energy price. The uncertainty of a single item is typically ±30–50%, so we always give a range, with the assumptions and the energy-price date. Details: How it works.
When does a repair pay back?
It differs by item: a door seal pays back in months, a wet roof in years. The action list sorts items by payback into A (≤ 24 months), B (≤ 60 months) and C. Payback only happens if the repair is carried out and done well; the survey alone saves no energy.
What if the defects are small and not worth fixing?
That happens – and we say so. With a small, localised defect level often just one item (a door’s bottom seal, say) is worth doing quickly; the rest can wait for the next refurbishment. The report explicitly states what is not worth repairing now.
What is the pioneer offer, and why do you ask for a case study?
The first 10 facilities in the 2026/27 heating season get the same survey at a reduced price (Quick diagnostic HUF 135,000, 3D package HUF 275,000 + VAT). In return we ask for written consent to an anonymised case study (no name, logo or address; you approve the text), a 30-minute feedback conversation and a follow-up call after six months. The discount does not depend on what you say about us.
How do I pay?
50% on order, 50% on delivery, by 8-day bank transfer [confirm]. Prices are net; 27% VAT is added. The service is for businesses only.

Report, 3D view and data
What format is the report in?
A PDF report (10–15 pages for the Quick diagnostic), an action list in XLSX and PDF, the raw radiometric files unchanged with a hash manifest, and – with the 3D package – a browser-based 3D heat-map link. We add a walkthrough: 45 or 60 minutes, on site or online.
How does the 3D heat map work?
We register thermal images and photos onto a 3D model of the building using common points. You open a link in your browser and walk around it; findings appear in their real places. Nothing to install. The model is a decision aid, not a land survey.
Who owns the data?
You do. We hand over the raw files and do not pass the images to third parties. An anonymised example only appears with your written consent, and that consent can be withdrawn for the future.
What can a thermal camera not see?
It measures surface temperature: it does not see through walls, it struggles with shiny metal and glass, and behind a ventilated facade or thick insulation a defect may not show. In detail: How it works – limitations.

Legal questions and limits
How is this different from an energy performance certificate, an audit or an electrical inspection?
An energy performance certificate, a statutory energy audit, the mandatory electrical-safety inspection and the fire-safety inspection require formal authorisation under Hungarian law and prove compliance. Our survey is an engineering thermal-imaging survey, not accredited or certified: it looks for where the loss is and what it costs. The two complement each other; neither replaces the other.
Can it be used in official proceedings, with an insurer or in a grant application?
Not by default: the report is informative engineering material. If you need it for such a purpose, tell us in advance and we will agree in writing what is possible.
Is the electrical-cabinet screening a safety inspection?
No. Thermal screening of cabinets points out warming connections (an early warning), but it is not the mandatory electrical inspection and gives no safety rating. The cabinet cover is opened by your own electrician.
Can you recommend a contractor?
Yes, on request we can suggest local contractors. We accept no commission [confirm], and we do not carry out repairs. You can request quotes from several contractors using the action list.
