Thermal-water pipes, pool hall: where do heat and water escape?

A spa pays for two expensive things: hot water and heating energy. A leaking, often buried pipe run and a pool-hall envelope prone to condensation cause losses and deterioration at the same time. A thermal camera shows the suspicious spots and what is at stake in HUF.
  • Pipe run: HUF 60,000 + VAT per started 500 m
  • Minimum HUF 90,000 + VAT
  • Pilot price: HUF 275,000 + VAT

01 / The situation

What is special about a spa?

  • 01

    Thermal-water and heating pipes

Insulation on high-temperature, often buried pipes becomes wet with time. Nobody sees the loss of a wetted section behind the billing meter.

  • 02

    Pool-hall envelope

In a humid space, moisture condenses on cold surfaces. A thermal image shows where the envelope cools, which is where the condensation and deterioration risk is highest.

  • 03

    Plant room and ventilation

Uninsulated pipe runs, valves, heat-recovery units and ducts: many small items that add up.

02 / What we typically find

What we typically find

Typical items in this type of facility. Which of them exist in your building is what the survey shows: we do not promise defects.

  • Buried pipes

A surface temperature anomaly along the pipe route that may point to a wetted or leaking section. An indirect indication.

  • Visible pipe runs, valves

Missing or damaged insulation in plant rooms, shafts and pipes inside halls.

  • Glass walls, window frames

Cold surfaces in the pool hall where condensation is likely.

  • Pool-hall envelope and roof

Wet or missing insulation, thermal bridges in a tall space.

  • Ventilation, heat recovery

Thermal observations on ducts, heat-recovery units and openings.

  • Hotel wing

Facade, windows, attic and stairwells in the guest wing.

03 / Worked example

What can an item like this be worth? Example, October 2026 prices

Example, October 2026 prices Estimate

The example: Leak in a buried pre-insulated hot-water line. 25 m of wetted pre-insulated (PUR) hot line between two buildings (district heat / hot water, 80 C supply). The leak is DOWNSTREAM of the heat meter, so the loss is billed 1:1.

Heat and make-up water loss per heating season
2,100,000 HUF
Estimate range: HUF 1,200,000–2,900,000
Cost of replacing the section
3,000,000 HUF
Estimate band: HUF 1,500,000–6,000,000
Payback (repair)
17 mo
Estimate 6–61 months across the range
Pipe-run survey, minimum, list price + VAT
90,000 HUF
Leak size and seasonal cost (25 m wetted section) HUF/season Estimate
  • 5 l/h ≈ HUF 1,100,000

    small leak

  • 50 l/h ≈ HUF 2,100,000

    medium leak

  • 500 l/h ≈ HUF 13,000,000

    large leak

The wetted section loses 200 W/m (100–380 W/m), about 5 kW over 25 m. Make-up water is 19% of the cost (267 m³). A 50 l/h leak is 0.1 m³/h, far below the roughly 4 m³/h detection threshold of a closed-loop water balance, so the balance does not show it.

Energy price basis: non-residential heat fee (the Budapest FŐTÁV tariff as a proxy, not a local tariff) 5,500 / 9,965 / 12,959 Ft/GJ, about 20 / 36 / 47 Ft/kWh; treated make-up water 800 / 1,500 / 2,500 Ft/m³ (assumption). October 2026. We use the figures on your invoice.

Our recommendation

What fits a spa or hotel?

For the buildings the 3D package fits (the pilot price applies up to 2,500 m²; for larger sites we quote individually). Pipe runs can be requested as a separate item at list price.

  • Pipe run: HUF 60,000 + VAT per started 500 m, minimum HUF 90,000 + VAT (buried runs are indicative only)
  • Electrical cabinet screening: HUF 12,000 per cabinet with a package

What we ask in return

  • Written consent to an anonymised case study (sector, size band, region; no name, logo or address). You approve the final text.
  • A 30-minute feedback interview, and a follow-up call after six months on which fixes were done.

Same scope and quality as a list-price order. The price does not depend on what you say in the feedback.

05 / How it works

Three steps from quote to fix list

  1. Step 1: Briefing and quote

We ask about size, heating or cooling system and energy price. You get a fixed written quote.

    1 working day

  2. Step 2: Night-time survey

We survey in the heating season, at night, when the outside–inside temperature difference is large. We walk the pool hall after closing, and the plant room and shafts with an escort.

    on site

  3. Step 3: Report and walkthrough

PDF report: for each item the location, likely cause, estimated loss with a range, fix suggestion and priority. Raw files and a walkthrough.

    10 working days

06 / Common questions

What people usually ask

Can you find a leak in a buried pipe?
Not always. If the pipe is hot enough and shallow, a warmer strip at the surface may indicate it. That is a pointer, not proof. The result should be confirmed with make-up water data and pressure tests.
Does the spa have to close?
No. The exterior survey is done at night, and we walk the pool hall after closing.
Does the report deal with condensation?
The image shows cold surfaces and thermal bridges, and we flag condensation risk. We do not provide humidity engineering design.

07 / Honest limits

What we do not do

  • A thermal image of a buried pipe is indirect: a surface temperature difference may indicate a leak but does not prove it. The exact location must be confirmed by further checks before digging.
  • We do not examine water quality, pool filtration or mechanical safety.
  • Savings materialise only after the fixes are done; we do not guarantee them.

Request a quote for this type of facility

Tell us the type, location and approximate size of the facility. We reply by the next working day at the latest. The request is for business purposes: we serve companies and organisations.

E.g. what the issue is (high bills, draughts, damp …) and when a survey would suit you.

Condition: written consent to an anonymised case study and a short feedback conversation.
