Heating costs of a public building: what should you fix first?

The operator of a public building decides within a limited budget: the question is not what can be fixed, but what to fix first. A night-time thermal survey shows the biggest losses item by item in HUF, in priority order, so that decision preparation rests on numbers.

01 / The situation

What comes with a public building?

  • 01

    Older, mixed building stock

Parts of the building differ in age and condition, and renovations are partial. The thermal image shows where an element was left out and where an earlier repair failed.

  • 02

    Tall spaces, large glazing

In a sports hall the warmth rises, and the roof and eaves lose it over a long run. Glazing frames are thermal bridges of their own.

  • 03

    Little budget, many wishes

When each item has an estimated fix cost and payback, the repairs that give most can be chosen and the decision is easy to justify.

02 / What we typically find

What we typically find

Typical items in this type of facility. Which of them exist in your building is what the survey shows: we do not promise defects.

  • Roof, attic floor

Missing or wet insulation, thermal bridges in the roof space and slab.

  • Windows, shutter boxes

Windows that do not close, badly fitted frames, shutter-box thermal bridges.

  • Plinth, eaves, corners

Thermal bridges where the structure stays cold.

  • Sports-hall roof and rooflights

Gaps in a tall space, where the stack effect is strongest.

  • Boiler room, pipework, manifolds

Uninsulated pipes, fittings and manifolds in the plant room.

  • Electrical distribution boards

Screening of distribution boards for heating up under load.

A Roller door: perimeter seals (13 m x 10 mm) ≈ HUF 65,000/season ≈ HUF 30,000 ≈6 mo
A Wall-panel joints (25 m x 2 mm) ≈ HUF 120,000/season ≈ HUF 110,000 ≈11 mo
A Sectional door: perimeter seals (13 m x 8 mm) ≈ HUF 50,000/season ≈ HUF 90,000 ≈22 mo

Heating cost of the fault-free baseline: ≈ HUF 5,300,000/season; the defects of the medium case add 7.3%.

Energy price basis: Hungarian business gas, net, 9 October 2026: central 40.4 Ft/kWh, range 32.1–56.9 Ft/kWh. The forward curve implies lower prices in the following years.

Our recommendation

What fits a public building?

For one building up to 2,000 m², the Quick diagnostic gives a tangible order of priorities. For several building blocks or complex building services the 3D package (pilot price up to 2,500 m²) is clearer. For several buildings on the same visit, the additional building costs 60% of the list price.

  • Electrical cabinet screening: HUF 12,000 per cabinet with a package (not a safety inspection)
  • Annual programme: winter survey, summer check and post-repair re-scan together

What we ask in return

  • Written consent to an anonymised case study (sector, size band, region; no name, logo or address). You approve the final text.
  • A 30-minute feedback interview, and a follow-up call after six months on which fixes were done.

Same scope and quality as a list-price order. The price does not depend on what you say in the feedback.

05 / How it works

Three steps from quote to fix list

  1. Step 1: Briefing and quote

We ask about size, heating or cooling system and energy price. You get a fixed written quote.

    1 working day

  2. Step 2: Night-time survey

We survey in the heating season, at night, outside teaching or opening hours. The caretaker or operator accompanies us indoors. We do not disturb use.

    on site

  3. Step 3: Report and walkthrough

PDF report: for each item the location, likely cause, estimated loss with a range, fix suggestion and priority. Raw files and a walkthrough.

    10 working days

06 / Common questions

What people usually ask

Does it replace the mandatory energy documents?
No. The energy performance certificate and the audit are statutory documents prepared by an authorised professional. Our report complements them with the location and HUF value of the losses.
When do you survey, and does it disturb use?
In the heating season, at night. The interior walk-round is outside opening hours, so school or training schedules are not disturbed.
How do we place an order?
After your quote request we give a fixed price in writing. The invoice and contract are in the organisation's name; the order is for business purposes.

07 / Honest limits

What we do not do

  • The survey is not an energy performance certificate, not a statutory energy audit and does not replace statutory checks. It serves another purpose: showing the location and HUF value of the loss.
  • We do not prepare grant applications, designs or procurement documents; the report is decision-preparation data.
  • Savings materialise only after the fixes are done; we do not guarantee them.

08 / Get a quote

Request a quote for this type of facility

Tell us the type, location and approximate size of the facility. We reply by the next working day at the latest. The request is for business purposes: we serve companies and organisations.

E.g. what the issue is (high bills, draughts, damp …) and when a survey would suit you.

Condition: written consent to an anonymised case study and a short feedback conversation.
